This assessment seeks to identify certain problems in the sap floor plan. These critical issues may limit and undermine the service delivery and treatment received by the clients and guests of the spa facility.

The report also gives a justification of these problems. It emphasizes on the reasons why these areas are believed to be problematic and why they should be handled with care in order to ensure the treatments are effectively and efficiently delivered to the clients.

Nevertheless, the report identifies areas that need improvement within the floor plan, this is done to ensure the floor is spacious enough to accommodate all the activities and services within the premise. Space is an important factor and should be taken care of as it is essential in the treatment room for the purposes of ventilation and air circulation.

Finally, the assessment seeks to explain why these problematic areas should be improved and justifies the changes that are suggested within the floor plan to ensure the clients and guests are satisfied with the services offered and at the same time the organization has maximized their profit which is the aim of the facility (Johnson & Redman, 2008).

Problems identified and their justifications

From the floor plan developed, various problems can be clearly identified within particular rooms. Some considerations have not been made as the elements of constructing a facility that offers treatment to its clients.

The plumbing area as a construction element has not been clearly defined; this should be done because adequate hot water and heat are extremely vital to the clients as far as their comfort is concerned within the facility and in the process of receiving treatment.

Drainage facilities are also not well considered. This should be done well as it concerns waste management within the building. It is therefore a problem especially when handling multiple hydrotherapies; hence sufficient drainage depending on the treatments should be constructed within the spa building (D’Angelo, 2010).

The structural capacity is also not well taken into account. This capacity is vital in the construction of treatment rooms. This is because of the concerns of the weight of the loads such as hydro-equipment and many others in general. Technical requirements such as power and electricity are also not sufficiently considered.

Spa should have enough power supply as a high-tech requirement for treatments; this should be evident in all the treatment rooms which are not in the floor plan. With an adequate power supply, awareness of the specifications for the operations of all the spa equipment is a guarantee (Wisnom & Capozio, 2012).

It is also evident that air control and temperatures is not well considered in the floor plan. Ventilation is a factor that should be well considered in the construction of treatment rooms, this ensures that the right temperatures are maintained and the ventilation system is efficient.

The floor plan has also failed to take care of some small but vital considerations that should be made available in the treatment rooms. Noise should be taken care of to avoid destructions in the spa building.

Hence, soundproof equipment should be installed in order to control noise so as to avoid any distraction from outside. As a treatment facility, the floor plan should have a laundry area large enough as laundry services are daily occurrence in any treatment area. This is not considered fully in the floor plan and therefore it is a problem, therefore the BOH should be kept out of everyone’s view (D’Angelo, 2010).

The floor plan is also not spacious enough to allow transition and transportation of the guests from one treatment room to another. Transportation and transition should be made easy within the facility.

The floor plan should therefore be in such away that transition remains efficient and easy enough to take customers from one service to another within the building which eventually takes care of the functions and flow within the treatment rooms. A very important construction element that I the floor plan may have provided for but needs improvement is the security and safety within the building.

The floor plan should be developed in such away that it minimizes the risks of exposure as much as possible. This can be done by using non hazardous materials in building all the treatment rooms to ensure safety of everyone within the building.

Adequate health and safety measures with supervised compliance with the sanitation and health codes of conduct should also be taken into consideration in order to ensure security and safety (Lovelock, Wirtz & Chew, 2009).

Suggested improvements and changes to be made

Some of the suggested improvements from the floor plan suggested by this report are that, the warning system and the security system of the Spa should have first aid push buttons well equipped at the locations such as the pool, steam bath, whirlpool and sauna. Audible monitors should also be availed at the reception of the Spa in order to show which alarms are triggered in which location among the ones mentioned.

An internal house phone should also be provided for any emergency help that may be needed in areas such as the fitness center and the pool. This should be done in such away that if the handset of the phone is removed, it automatically rings a manned extension responsible for handling any emergency call.

Operation hours should also be detailed using a permanent signage at the entrance of all the doors and those signs that prohibit children who use the pools without supervision. Any advisory signage should also be stated in bolds. Some of the first aid alarm equipments should be the push buttons, monitoring stations, and cabling and emergency shutdown stations. Risks of exposure should be minimized as much as possible.

This should be done by taking adequate safety measures and supervised compliance with the sanitation and health codes of conduct. Non hazardous materials should be used for building in all the areas to ensure safety of everyone within the building (Chew, 2010).

As a treatment area, laundry is a daily occurrence in the area. Laundry forms an essential part in the daily operations and should be maintained well in order to keep the atmosphere pleasing, hence the need to keep the BOH from the view of everyone. Transportation and transition should be easy within the facility.

It should be efficient and easy enough to take customers from one service to another within the building, hence the functions and flow should be considered within the treatment rooms. Lastly, the final element that is considered in the construction and precisely the most important is the security and safety within the building (Wisnom & Capozio, 2012).

The Spa building has an estimated total area of 742.09 with an NIG ratio of 630.57. Its IG area is also 111.52. The sports area is the largest with an area of 78.68, while stairs has the smallest area of 3.25. The largest treatment room has an area of 31.61 and the smallest is about 12.4 in area. All the treatment rooms have the same IG ratios as their areas.

The guest areas such as the waiting room and the relaxation rooms have areas of 36.48 and 46.5 respectively. The two areas cover an NIG of 36.48 and 46.5 respectively. The staff areas such as the mechanical room, aerobic room, reception, storage room and steam room cover an area of 58.71, 42.45, 34.47, 18.29 and 7.59 respectively. All the areas cover the similar NIG ratios as their specified areas (Wisnom & Capozio, 2012).

Conclusion

This assessment has clearly identified the problems in the sap floor plan. It has also given a justification of these problems and the reasons why they are considered problematic. Nevertheless, the report has identified the areas that need improvement within the floor plan and the suggested improvements and installations that should be done.
